Tile roofs are the most common roof type in the Inland Empire, and the most misunderstood. The tile itself often lasts 50+ years. The problem is almost always the underlayment beneath it, which has a much shorter lifespan. When it fails, water gets in, and by the time you notice a leak, you often have significant damage underneath.
GAX Roofing does all three tile jobs: a new tile roof installation, a tile replacement with new tile when the old tile is done or discontinued, and a tile lift and relay when your tile is still good and only the underlayment is finished. Whichever one your roof needs, the work under the tile is the same: the deck inspected in daylight, new underlayment, new flashings, every tile fastened, and the permit pulled and closed out with the city. When your existing tile is sound we reuse it, which saves you money and keeps the matched look of your home.

Choosing Your Tile: Hold It Before You Pick It
A full tile replacement is not an off-the-shelf job, and we do not treat the tile choice like one. You are picking the face your home wears for the next fifty years. So when a homeowner is close to a showroom, we sometimes make a field trip out of it: we drive to the local plant together, walk the displays, and you hold the actual profiles and colors in your hands, in real sunlight, before locking anything in from a catalog. Eagle’s Rialto showroom is minutes from a lot of our service area, and it beats squinting at a brochure every single time.

HOA Tile Approval

If you are in an association, and across Rancho Cucamonga, Alta Loma and Chino Hills a lot of you are, the roof is usually one of the things the architectural committee has to sign off on before any work starts. We run into it out in Orange County too, Laguna Niguel included, where the associations tend to be stricter about it than the ones out here. In my experience what they want to see is specific: the manufacturer, the profile, and the color, not a description. Some want a physical sample. Some want a spec sheet. A few want both.
We deal with this regularly, and we plan for it instead of being surprised by it. We bring the actual samples and the manufacturer spec sheets to the estimate, so you have what a committee asks for in your hands before you submit rather than after they send it back. When you are close enough to Rialto, the plant trip helps here too: it is a lot easier to submit a color you have held in the sun than one you picked off a screen.
Two honest cautions. Approval timelines vary a lot by association, so start the submittal early rather than after you have signed. And do not let anyone order tile before the committee has approved it, because a special order color is not something you unwind.
Standard Weight Only. We Do Not Install Lightweight Tile.
Lightweight tile exists to solve a framing problem, and it gets sold as a feature. It is a legitimate product and it carries the same fire, weather, and wind approvals as the standard weight. We do not install it, and the reason is what it costs to install right. Lightweight takes more care underfoot, which means laying out walking paths and maintaining them across every plane for the whole job so nobody cracks tile getting to the next stack. That is slower, and slower goes into the price. Quoted honestly against standard weight, the discount narrows, so we would rather sell you the heavier tile and a simpler install. So we install standard weight concrete tile, and if your framing genuinely will not carry it, we will tell you that honestly and talk about a tile to shingle conversion instead of putting a compromise product on your house. Conversions run downhill in weight, never uphill.

Before anything else, the vocabulary, because it trips people up when they are searching. A tile lift and relay, a tile reset and a tile re-set are the same job. Different companies use different words for it. If you are looking for a tile reset, this is the page.
A lift-and-relay is a multi-day process. We carefully remove and stage your tile, expose the deck, inspect for damage, install new underlayment (typically Titanium or equivalent), address any needed deck repairs, then reset and re-mortar your tile. Most jobs take 3 to 7 days depending on roof size and complexity.
We coordinate permits and city inspections, and we do a final walkthrough with you when the job is complete.

The tile itself can last 40 to 60+ years. The underlayment beneath it typically lasts 20 to 30 years. Most tile roof failures are underlayment failures, not tile failures, which is why a lift-and-relay is often the right move rather than a full replacement.
