Most small commercial roofs in the Inland Empire are flat, and most of them have been patched more times than they have been inspected. Tenants call the owner when water hits the floor, the owner calls somebody with a bucket of mastic, and the actual roof keeps aging underneath. We take those buildings on: barbershops, offices, small retail, restaurants, multi-unit residential, the two-story mixed-use building with apartments over the shop. If it is a single building with a roof we can walk in an afternoon, it is our size.

What We Found in Redlands

A commercial flat roof replacement on a barbershop in Redlands. We tore off to the deck and found rot bad enough that in places you could see straight through into the building. Those sections were cut out, new framing and sheathing went in, and the new system went down over solid wood. This is the part nobody can quote from the parking lot, and it is the reason a commercial bid that has not opened the roof is a guess with a signature on it. Ours says what happens if we find rot, by the square foot, before you sign.

  • Tear-off to the deck; rotted decking and framing cut out and rebuilt, with a per-square-foot rate for it written into the scope so there are no surprises

  • Drainage handled on purpose: scuppers, drains and crickets, because a flat roof that holds water is a leak on a schedule
  • Curbs, HVAC penetrations, and parapet walls flashed correctly
  • Permit pulled, city inspection, work scheduled around your hours where the building is occupied, cleanup, warranty in writing

What We Are Honest About

We are a residential roofer that does small commercial well. We are not the company for a 100,000 square foot warehouse or a single-ply roof that needs a manufacturer's 30-year system warranty inspected by their rep. If your building is that, we will say so on the phone and save you the visit. If it is a shop, an office, a small apartment building or a strip of retail, call us: an owner walks the roof, an owner writes the scope, and the person who answers the phone afterward is the same one.

What size buildings do you take?

Single buildings we can walk in an afternoon: shops, offices, restaurants, small multi-unit and mixed-use. Large warehouses and single-ply systems that need a manufacturer's rep on site are not us, and we will tell you that on the phone.

Can you work while the business is open?

Usually. We schedule tear-off and the loudest work around your hours where we can, and we keep the building watertight at the end of every day.

What happens if you find rot?

It gets cut out and rebuilt with new framing and sheathing, at a per-square-foot rate that is in your contract before we start. Redlands had rot you could see through; the number for it was already on paper.

Do you handle the permit and inspection?

Yes. Every commercial reroof we do is permitted, the city inspects the deck before it is covered, and you get the closed-out record.
