What a Real Roof
Inspection Looks Like
A proper roof inspection isn't a five-minute walk-around. It's a methodical assessment of every component — shingles or tile, underlayment condition, flashing, boots, vents, decking, and drainage. We walk the roof, document what we find, and give you a straight answer about what's going on up there.
Inspections for repair or replacement estimates are always free. If you need a written report — for an insurance claim, storm damage documentation, or to submit to your insurance company independently — we provide that as a separate service.
Free Inspection — What We Check
- Overall shingle or tile condition — granule loss, cracking, curling, slippage
- Underlayment assessment where visible
- Flashing condition at chimneys, walls, and penetrations
- Pipe boots and vent collars — common leak sources
- Ridge cap condition
- Gutters and drainage
- Visible deck condition from above
- Any signs of active or prior water intrusion
Written Inspection Reports
If you have a storm damage claim, a dispute with your insurance company, or you just want documentation before buying or selling a home — we provide written inspection reports that include before and after photos, a detailed description of findings, and our professional assessment as a C39 licensed contractor.
You can hire us to prepare a report independently and submit it directly to your insurance company with your claim. Having a licensed contractor's documented assessment in hand before an adjuster visit puts you in a significantly stronger position.
