We just finished a full shingle roof replacement on a home in San Bernardino. It was leaking and worn out, so it came off down to the deck and went back on in Owens Corning Duration COOL. Here's the finished roof and what went into it.
Same two reasons as the Fontana roof we just finished. The roof was leaking, and the shingles were at the end of their life. When both are true, a patch only buys time until the next rain finds the next weak spot. How I make that call is in Repair or Replace?.
The finished roof in San Bernardino.
Every old shingle came off, down to the deck. Then new underlayment went over the whole roof before a single new shingle went on. If water ever gets past a shingle, the underlayment is what keeps it out of the house.
I didn't get drone shots of the tear-off on this one, so what you see here is the finished roof.
This house has a lot of hips. Each one gets its own cap shingles.
We redid the flashing around the chimney. A chimney is a wall coming up through the middle of your roof. Water running down the roof hits it and has to be carried around and past it. That's the flashing's job: metal that turns up the chimney, with counter flashing lapped over it. Flashing is the seal. Caulk is not flashing. More on that on our chimney flashing page.
The chimney, with the flashing redone.
Going by the state's ZIP code lookup, most of San Bernardino is in California's Climate Zone 10. In that zone, when you replace more than half of a house's roof, the state energy code calls for a cool roof on a sloped roof like this one: a minimum aged solar reflectance of 0.20 and thermal emittance of 0.75, or a Solar Reflectance Index of 16. The code allows a few other paths too, like enough attic insulation, and it has some exceptions.
One San Bernardino ZIP, 92404, is listed in Climate Zone 16, and that rule doesn't apply there. Duration COOL, the version of Duration with reflective granules, covers it either way. How we install Duration, layer by layer, is on our Owens Corning Duration page.
Looking out from the ridge.
Leaking and worn out is a replacement. A patch only buys time.
