The Top-Shelf Spec
Eagle is already premium tile, and we install plenty of it. Westlake Royal Building Products is the step above, and when a homeowner wants the top-shelf spec, this is what we reach for. Their plant is in Rialto too, the same backyard advantage: you can see and handle real product before locking anything in, instead of choosing a 50 year roof from a PDF.
Like all the concrete tile we install, Westlake's tile carries a Class A fire rating, the highest there is, and it shrugs off Inland Empire sun in a way asphalt never will. The profile and color range runs from Spanish barrel to flat modern looks.
What sets a Westlake roof apart is what goes underneath: TileSeal, Westlake's own peel and stick underlayment. It is a self-adhering membrane installed under the tile, made by the same company that makes the tile. Here is why that matters: the tile protects the membrane, and the membrane is what actually stops the water. Having both layers engineered by one manufacturer is exactly the kind of matched system we like putting our 10 year labor warranty behind.
Same honest distinction we make on every tile job: if your existing tile is still good and only the underlayment died, you may not need new tile at all. That is a lift and relay, and it costs a lot less. We will tell you which one your roof actually needs, even when it is the cheaper answer.

TileSeal is Westlake's own peel and stick underlayment: a self-adhering waterproof membrane that goes down on the deck before the tile does. People look at tile roofs and think the tile is the waterproofing. It is not. The underlayment is the layer that actually stops water, which is why we care so much about what goes under the tile you will never see.
Often, yes. If the tile is sound and the underlayment failed, a lift and relay reuses your tile over a brand new membrane. If the tile is cracked, discontinued, or you want the top-shelf spec, that is when a full replacement with Westlake tile and TileSeal makes sense. We will give you a straight answer on which you need.
