- Replace up to 5 broken or cracked tiles (tile roofs)

What's Not Included
The tune-up covers surface maintenance and minor repairs. It does not include underlayment replacement, major flashing work, structural repairs, or more than 5 tile replacements. If we find something that goes beyond the scope of a tune-up, we'll tell you clearly and quote it separately, no surprises.

A Tune-Up in Arcadia
Here is one we ran in Arcadia so you can see what the flat rate actually buys. Penetrations resealed with silicone and then painted, tile pulled back at the chimney so the base could be worked properly instead of from the top, and the tile power washed on the way out.
Worth being clear about what a tune-up is and is not. Resealing sound metal is maintenance, and silicone holds up well in our sun when it is going on top of flashing that is doing its job. Sealant used instead of flashing is a different thing entirely, and we will tell you straight if that is what we find up there. A tune-up does not turn a failed flashing into a good one. It keeps a good one from becoming a failed one.
