The Call Before the Leak
Alberto's roof was not raining into the living room. He was not patching leaks with buckets. Like a lot of the tile roofs we work on across Riverside and the Inland Empire, his was solid on top and tired underneath. So he called us for a tile lift and relay, the replacement where we lift the existing tiles, replace the worn underlayment underneath, and relay the same tiles properly secured.
His Logic
His words stuck with me: he wants to bulletproof it and never think about it again. He knows roofs get more expensive every year, materials, labor, all of it, and he would rather handle it today at today's price than chase a roof at 80 at whatever it costs then.
I think that is one of the smartest plays a homeowner can make. A roof is the one part of your house that protects every other part. Do it on your own schedule and you choose the timing, the scope, and the price. Wait for it to fail and the roof chooses for you, usually in January, usually with drywall damage on the bill.
The Skylight Bonus
While we were up there, Alberto asked us to swap his skylight, a cracked, foggy dome that had been on that roof for 30 years. The new one changed the whole room. More light than he thought the hallway could hold, and it dissipates heat far better than the old one, which matters in Riverside in August. We replace skylights on request during any roof project, and mid-reroof is the perfect time, because the flashing gets built into the new system instead of patched onto an old one.
What Bulletproof Looks Like
