Multi-Unit and New Construction
Roofing, Built Like Our Homes
People ask if GAX Roofing does commercial work. We do. Along with the homes we roof every week, we take on apartment buildings, ADUs, new single-family homes and small commercial buildings, for general contractors, developers, property managers and owner-builders. We're a licensed C-39 roofing contractor, #1135657, and an owner is on every job, from the takeoff to the final walk.
What We Roof
- New apartment buildings. Tile, shingle or flat roofs on new multifamily projects, built to the plans and specs.
- Apartment re-roofs. Existing complexes for property managers, HOAs and owners, scheduled around the people who live there.
- ADUs. New ADU roofs, matched to the main house and tied in so the flashing does its job.
- New single-family homes. Custom homes and small tract or infill builds.
- Small commercial. Shops, offices and retail. More on our commercial roofing page.
Our Four Specialties, at Any Size
It's the same four things we do on homes: asphalt shingle roofs, tile roofs with new tile, tile lift and relay on existing buildings, and flat roofing. On new tile roofs we install standard weight concrete tile. Most flat roofs get torch-down modified bitumen, usually with a white granulated cap sheet, and we install TPO, PVC or EPDM when a building calls for one.
Send Us the Plans
Email the plan set to admin@gaxroofing.com: roof plans, elevations, roof details and the general notes or specs. We do the takeoff from the drawings and send the bid within 5 business days of getting a full set. Every bid spells out:
- Squares and the roof system, building by building
- Underlayment as specified, with an upgrade option when the spec is a minimum
- Valley metal, roof-to-wall flashing and vents as detailed
- Questions on anything the drawings contradict, in writing, before we price around it
- Schedule, insurance and payment terms
If the drawings call out two different tiles, or a detail doesn't match the roof plan, we ask before we bid it. A bid built on a guess turns into change orders later.
Competitive Rates on Large Jobs
Multi-building and multi-unit work lets us plan material, crews and deliveries across the whole project, and we price it that way. You get competitive rates on large-scale work, and building six gets the same install as building one.
Insured, Equipped, Supervised
- California C-39 roofing license #1135657
- General liability and workers' compensation, with certificates of insurance for your file
- Our own company truck to move crews and material
- An owner on the job, and one point of contact from bid to final
ADUs That Match the House
An ADU roof has to look like it belongs with the house and keep water out where the two meet. We match the roof system and color as close as the products allow, and we flash every tie-in. This one is in Costa Mesa.
Occupied Buildings
On a re-roof, people still live in the building while we work. We schedule around the property's hours, and every day ends with cleanup and a magnet sweep.
Warranties on Apartments and Rentals
Manufacturers write their warranties differently for apartments, rentals and other buildings that aren't an owner's single-family home, and some lifetime terms become fixed terms. We list the real terms for your building in the bid.
What We're Not
We're not the company for a 100,000 square foot warehouse, or a single-ply roof that needs a manufacturer's 30-year system warranty inspected by their rep. If your project is that, we'll tell you on the phone.
Frequently Asked Questions
Yes. We roof apartment buildings, ADUs, new single-family homes and small commercial buildings like shops, offices and retail, along with our residential work. We're not the company for very large warehouses or single-ply roofs that need a factory-inspected system warranty.

Most of our work is done by our own crew, and an owner runs every job. When we need more hands, we use one dedicated installation crew that works with us under an exclusive labor agreement, not whoever is available that week. They are licensed and insured, we vetted them, their certificate of insurance is on file, and they build under our supervision. Legally they are a subcontractor, so it is disclosed in your contract. Your agreement, your warranty, and the person who answers the phone are still GAX.
Yes. We carry general liability and workers' compensation, and we send certificates of insurance for your file. Our California C-39 license is #1135657, and you can check it on the CSLB website.
Yes. We roof new ADUs and tie them into the existing house, matching the roof system so the flashing and the look carry through.
