- Reseal all pipe boots and vent collars
- Inspect and reseal flashing at chimneys, walls, and penetrations
- Clear rain gutter debris
- Air blow roof valleys — remove debris that traps moisture
- Replace up to 5 broken or cracked tiles (tile roofs)
- Visual inspection and written summary of findings
What's Not Included
The tune-up covers surface maintenance and minor repairs. It does not include underlayment replacement, major flashing work, structural repairs, or more than 5 tile replacements. If we find something that goes beyond the scope of a tune-up, we'll tell you clearly and quote it separately — no surprises.

Yes — we do a visual inspection as part of the tune-up and provide a written summary of what we found and addressed. If we see signs of more significant issues, we'll flag them.
It depends on timing. If you're replacing in the next 6–12 months, probably not. If it's 2+ years out and you have active maintenance issues, a tune-up can prevent water damage in the meantime. We'll give you an honest answer when we see it.
