Generally, repairs make sense when damage is localized, the roof is under 15–18 years old, and the underlying structure is sound. Replacement becomes the better value when repairs are recurring, widespread, or when the cost of fixing it approaches a meaningful fraction of a new roof.

Minor repairs typically don't require permits. More significant structural repairs — like replacing large sections of decking — may require one. We'll let you know upfront.
